How We Build It Right: The Lincoln Built Process

01
Initial Consultation
Schedule a 30-minute phone consultation to see if we’re the right fit for your deck, shed, or fence project. We’ll talk through your goals, timeline, and budget and provide rough pricing so you know what to expect upfront.
02
Site Visit
Want to walk the space together? We offer in-person consultations for homeowners in Central PA. This allows us to evaluate your property, take measurements, and give more accurate recommendations. A small fee applies and helps ensure dedicated time for your project.
03
Proposal, Design & Permits (Decks, Sheds & Fences)
You’ll receive a detailed proposal outlining your project scope, materials, and pricing. Once your contract is signed and a deposit is received, your project is officially scheduled. For larger projects we will start with a design phase, while we apply for the appropriate permits. For decks and fences, we create build-ready plans and handle the permitting process. If you live in an HOA, we can assist with approvals. Need a shed permit? We can take care of that too for an additional fee—keeping the process simple and stress-free. If you want to handle your shed permit, we’ll provide all the necessary documentation, including construction drawings and certificates of insurance, to ensure a smooth filing process.
04
Pre-Construction & Site Preparation
Before building begins, we prepare your site properly. This may include demolition of an existing deck or shed as needed, grading, and getting everything ready for a smooth construction process.
05
Construction Phase
Once permits are approved, we begin construction. Our team works efficiently while keeping your property clean and respected. You’ll receive clear communication throughout the build so you always know progress, timelines, and next steps.
06
Inspections & Quality Checks
We coordinate all required township inspections throughout the project. As we near completion, we’ll walk you through the project to ensure everything meets your expectations.
07
Project Completion & Final Payment
Once your project is complete and approved, final payment is due. For larger projects, we follow a clear payment schedule agreed upon in advance. We don’t consider the job done until you’ve signed off and are confident in the final result.

Frequently Asked Questions

How Long Does Outdoor Living Construction Typically Take?
Your timeline depends on the type of project and the level of design involved. Sheds are the fastest, with many completed in as little as one to two days once construction begins. For decks and other larger outdoor projects, your timeline includes design, approvals, and build phases, so it will take longer based on your layout, site conditions, and permit requirements. You’ll get a clear timeline early in the process and ongoing updates along the way, so you always know what’s happening and when to expect completion.
For decks and larger outdoor living projects, you get support through the permit process, including guidance during design and approvals, so your project stays on track. For sheds, you have two options. You can file the permit yourself or have it handled for you for an additional fee. In either case, you’re provided with the required documentation, like insurance and workers’ compensation details, to make the process easier. If your home is part of an HOA, you’ll also get help understanding requirements and preparing what’s needed for approval, so you avoid delays or issues later on.
In Central Pennsylvania, the optimal construction window runs from early spring through late fall when ground conditions are workable, and weather is cooperative. Some projects may be completed outside this window depending on the work involved. Contact us to discuss timing options that fit your schedule and project requirements.
We can manage the permit process on your behalf for a fee of $250. Clients can file permits themselves if preferr and we’ll provide the necessary documentation, including insurance, and required construction drawings.
